How the numbers are calculated
Payments use Canadian semi-annual compounding. CMHC premium tiers (0.60%–4.00% of the loan by loan-to-value) and the tiered minimum down payment (5% to $500K, 10% on the portion to $1.5M, 20% above) per cmhc-schl.gc.ca (schedule current 2024; $1.5M insurable cap effective 2024-12-15). The stress test qualifies at the greater of your rate + 2% or the 5.25% OSFI B-20 floor (effective 2021-06-01). Ontario charges 8% PST on the CMHC premium at closing (not financed, not shown above).
