  • Both paths are compared fairly: the renter invests your down payment and closing costs, and whichever party pays less each month invests the difference at your investment-return rate.
  • Buying net worth is home equity minus the selling cost you'd pay to realise it. Closing costs are treated as sunk for the buyer.
  • Mortgage uses Canadian semi-annual compounding; land-transfer tax and the CMHC premium come from our Ontario calculators. Upfront cash uses the low end of the all-in closing-cost estimate.

We compare two net-worth paths month by month. Buying: home value grows at your appreciation rate, the mortgage amortises with Canadian semi-annual compounding, and net worth is your equity minus the selling cost to realise it. Renting: your down payment and closing costs stay invested at your chosen return, and the party with the lower monthly cost banks the difference.
